Energy Perfomance Certificates

An Energy Performance Certificate (EPC) grades the energy efficiency of the property. It has a chart of relative energy performance (similar to those on domestic appliances) and a report of improvement potential in the property. If you are selling a home you need an EPC. Landlords are required to make available to tenants a copy of an EPC. Holiday lets have required an EPC since June 2011. Certain types of tenant situations are exempt - we can advise which ones these are.

Creation of an EPC requires a visit to the property, where dimensions are taken and an inventory compiled of energy related characteristics. This involves examining the roof space, the heating system and its controls and making a brief check of each room. Data is entered onto the national database and a report is generated.
