Our impartial and specialist service covering Property Inventory Preparation is designed to protect landlord interest under the Tenancy Deposit Protection Scheme (2004 Housing Act). Our Services of initial inventory preparation can include also: tenant check-in, interim inspections and tenant checkout. Our inventories are prepared using the latest techniques,providing a colour photographic record of condition and defects, before and after the tenancy. These help landlords to justify claims against tenants and remind tenants that they must provide due care to the property. Inventory preparation fees are based on property size, ranging from £50 for an unfurnished studio to £150 for a furnished 5 bedroom house. No VAT is charged. We are regulated by APIP and with full insurance cover. We provide also Energy Certificates. If you are considering letting a property we offer a Risk assessment service to ensure landlord duty of care and to ensure conformance with Government safety criteria. Applying the Communities and Local Government "Housing Health and Safety Rating System" we categorize 29 aspects of hazards and risks. These include aspects as diverse as risk of falling, fire safety, noise, ventilation and others. The assessment is particularly suited to properties over 30 years of age. It identifies potential landlord liabilities and helps minimise subsequent claims for landlord negligence
