Why you  need a survey:

You wouldn't buy a car without an MOT, so why buy a home without checking it out?

Everything gets old in time, even properties. Roof structures and their coverings weaken, cracks appear in walls and windows start to fail. To the casual eye, damp may be hard to identify but it causes mould on clothes and fabrics and can affect health.

A professional eye spots the faults that cost money to fix.

 

The Home Condition Survey (HCS)

The report is a factual description of the home you want to buy detailing any faults that may be present, based on a thorough examination of the house/flat, inside and out. The structure is designed by SAVA, a leading professional accreditation body engaged in property and energy surveys. 

The report is typically 22 pages long. It includes colour photographs. It covers all fixed internal and external aspects of the property together with its services. Minor and serious defects are described. Descriptions help you identify where you may need to spend money, or to review the price you may pay! Clients are invited to the property at the end of the survey to discuss initial findings.
